How Slung works and how to use it — from first upload or email to Sam through dashboard review, sharing, export, and support.

Product overview

Slung is an AI-powered underwriting platform for multifamily investors and brokers. Upload a rent roll, T-12, offering memorandum, or other property documents — or email them to Sam — and Slung extracts the data, standardizes expenses, benchmarks against comparable properties, pulls live rent comps, and delivers a complete underwriting model you can review, edit, share, and export.

Getting started

  1. Go to app.slung.com and create an account with your work email.
  2. Verify your email if prompted, then sign in.
  3. Choose a plan (Free Analyst, Principal monthly, or Principal annual). You can also start from a free trial when offered.
  4. From your properties list, create a new property report or open an existing one to begin underwriting.

Prefer email first? Send a deal flyer or T-12 to sam@slung.ai. New senders receive a short disclosure and can continue underwriting by email; you can claim the same work in the web app later.

Upload documents and underwrite

Use this workflow when you already have deal documents:

  1. Open or create a property in the app.
  2. Upload a T-12, rent roll, offering memorandum, or related files (Excel, CSV, or PDF). Files from Yardi, RealPage, AppFolio, Entrata, MRI, Rent Manager, and similar systems are supported — no need to reformat first.
  3. Review AI extraction and categorization. Edit or override line items and unit mix before you rely on the numbers.
  4. Run or refresh underwriting. Slung builds the model with standardized financials, assumptions, benchmarks, and rent comps.
  5. On the property dashboard, adjust assumptions (caps, growth, financing, renovations, and more) and re-run analysis as needed.

Tip: Keep source documents in the property's document vault so you and (when you choose) share recipients can open the same files later.

Underwrite by email with Sam

Sam is Slung's underwriting assistant reachable by email. Forward a broker flyer, OM, T-12, or rent roll to sam@slung.ai and ask Sam to underwrite the deal.

  1. Email Sam from the address associated with your Slung account (or start cold — Sam will guide signup).
  2. Attach deal documents and include a short ask (for example, "underwrite this").
  3. Wait for Sam's reply with deal summary metrics and a link into the web dashboard when a property is identified.
  4. Reply in the same thread to refine assumptions (for example, a different exit cap), add documents, or ask follow-up questions. Conversation context stays with the thread.

In Profile settings you can turn email replies from Sam on or off. When replies are off, emails still process into your vault and models, but Sam stays silent on email so you can work only in the app.

Use the property dashboard

After documents are processed, the property dashboard is your working surface:

  • Review NOI, returns, and key deal metrics
  • Inspect expense benchmarks vs. comparable properties
  • Explore rent comps on the map and by unit type
  • Edit underwriting assumptions and scenarios
  • Open the document vault for source files and inbound email attachments

Changes you make in the app update the live model. Export or share when you are ready for teammates or external parties to see the deal.

Share reports and DataRooms

Share links

  1. Open the property report and choose Share.
  2. Configure mode (standard or confidential), view-only vs. editable, whether recipients may duplicate the report, expiration, and whether to include the document vault.
  3. Copy the link and send it to your recipients.

Confidential links (paid tiers) can redact selected assumption categories so recipients supply their own values before seeing a full picture. Inbound email correspondence in your vault is never shared with recipients.

DataRooms

DataRooms are broker-oriented deal rooms (Principal tier). Creating a DataRoom link lets authenticated buyers sign an NDA placeholder, submit required assumptions, and receive their own forked copy of the report plus vault documents — without editing the broker's source model. Brokers can view recipient activity and revoke the room when needed.

Export to Excel

  1. Open the underwritten property in the app.
  2. Use the export / download Excel action from the underwriting workspace.
  3. Open the workbook in Excel or a compatible spreadsheet app. The export is built for institutional review and offline scenario work.

Prefer to keep working in Slung? The live web model stays available; re-export after assumption changes when you need an updated file.

Troubleshooting

Upload or extraction looks wrong

  • Confirm the file is Excel, CSV, or PDF and opens correctly on your computer.
  • Re-upload a clearer export from your PMS if pages are scanned poorly or truncated.
  • Use the in-app review screens to correct misclassified line items or unit mix.

Sam did not reply

  • Check spam/junk and that you emailed sam@slung.ai.
  • Confirm email replies are enabled in Profile settings.
  • Confirm your subscription allows underwriting by email; free or gated accounts may need an upgrade.
  • Wait a few minutes for large attachments, then reply once more in the same thread.

Cannot sign in or open a shared link

  • Use the same email address the share was sent to, and complete login if prompted.
  • Ask the sender whether the link expired or was revoked.
  • Try a private browser window to rule out a stale session.

Dashboard numbers differ from email

Open the property from the link in Sam's reply and refresh the page. If you changed assumptions in one place, re-run or reply again so both surfaces use the same inputs. If something still looks inconsistent, contact support with the property address and approximate time of the email.
